Building Regulations Part K (UK): What It Means for Your Safety​​

When you’re installing a glass balustrade, Juliet balcony, or stair railing, it’s not just about looking sleek and modern — it’s about keeping people safe. That’s where the UK’s Building Regulations Part K comes in.

Part K is a legal rulebook that makes sure stairs, ladders, ramps, floors, and barriers in buildings are safe to use, especially when there’s a risk of falling. It ensures that the structure doesn’t just look good, but that it’s strong enough and high enough to protect you and your family.

Key Points of Part K for Glass Railings:

Minimum Heights: Railings must be at least 1100 mm high on balconies and landings. On stairs, it’s 900 mm.


No Gaps to Fall Through: Openings must be small enough that a 100 mm ball can’t pass through — to protect children especially.


Resistance to Force: Railings must handle strong horizontal and impact loads — like someone falling or leaning heavily.

Approved Document K (2013 edition, with 2020 amendments) — Section 3:

"A barrier should be provided where it is reasonably necessary to protect people from a fall where the difference in level is more than 600 mm."

To make sure these rules are followed properly, a number of British and European Standards are used in the design and testing of the balustrades:

1. BS 6180 – Barriers in and around buildings
This is the main British Standard for balustrades.

It tells us how high, how strong, and what materials to use.

It also says when glass must be toughened or laminated, and how fixings should work.

2. BS EN 1991-1-1 – Actions on structures
This sets out how much weight or pressure a railing must resist (known as load ratings).

For example: a domestic balcony must resist 0.74 kN/m of horizontal force (imagine someone falling against it).

A restaurant or grandstand railing may need to resist up to 3.0 kN/m — much stronger.

3. BS EN 12600 – Impact testing for glass
Tests how the glass breaks — and makes sure it won’t shatter dangerously.

Laminated glass is often used in higher-risk areas to hold together even when damaged.

4. BS EN 1090 – Factory-made structural components
All metal parts (like posts and fixings) must be CE or UKCA marked.

It ensures that the whole system — from handrail to bolt — is manufactured to a quality-assured standard.

What Happens If the Wrong Materials Are Used?
Let’s say someone installs a beautiful glass railing using non load calculated glass, If someone trips and hits it — that glass may fail to protect that person from falling. Or imagine the railing posts are not strong enough — over time, they might bend or work loose, putting the entire system at risk of collapse under pressure.

What’s Not Covered


❌ Glass breakage or cosmetic marks like scratches and manufacturing marks

❌ Damage or failure from incorrect installation if installed by a third party install

❌ Environmental or structural damage (flood, fire, vandalism, building movement)

❌ Coastal corrosion unless marine-grade coating was specified

❌ Normal wear and tear, or lack of maintenance

Coastal Installations: If your project is within 3 miles of saltwater, marine-grade finishes are required for full 5-year surface protection (otherwise 3 years applies).

Warranty Differences

▬ Supply Only: Covers product defects only – no labour.

▬ Supply & Install by m4me railings: Includes both product and installation warranty – labour is covered.

 

Care Requirements

▬  Clean every 3 months with warm soapy water (no bleach or abrasives)

▬  Annual torque-check of bolts and anchors

▬  Regular inspection for damage or loosening

Making a Claim

▬  Claims must be made within 28 days of discovering an issue. You'll need:

▬  A description of the defect

▬  Photos or video evidence

▬  Proof of purchase and installation (All you will need is your job number, if you haven't got it we'll find your job for you)

▬  For supply-only: proof of correct installation

While respecting your Statutory Rights; We may choose to repair, replace, or issue a credit at our discretion.

Labour is only covered where m4me railings performed the installation.

 

This warranty is transferable with the property if the new owner registers it within 60 days.
